My wife and I bought a duplex last summer. We are recently married and thought this would be a good financial decision especially as the economy was showing signs of weakening.
Going against my better judgement, we decided to let her cousin and her husband rent from us. They had poor credit and two kids and were stuck in a nasty apartment across town.
Well...her husband was unable to hold a job for more than a month at a time, and at one point seemed offended that we asked for their rent. His reply was "I assumed you knew we weren't going to pay rent this month because I lost my job." This went on for a long time.
unbelievable. So we went through all the processes and warnings and eventually sent them an eviction notice certified as well as posted it on their front door.
It was only about three hours after the posting that he came over and started banging on the door. I had decided not to correspond with them other than via letter in case they filed a claim against us with legal aid. The banging got louder and louder until he was trying to kick the door down.
At that point I picked up my Mossberg 590, racked a shell into it, and then dialed the Eugene police to report someone trying to force entry and that I was armed with a shotgun on the other side of the door. They told me someone would be right out.
I positioned myself on the landing of the stairs looking down at the front door. I immediately thought of my OFA file with all my training info in it in case he got through and I ended up in court.
Eventually he stopped kicking and left. The police were nice enough to show up about 3 hours later.
Some part of me wished I had poked the muzzle of the shotgun through the door, but I credit the instructors at OFA and the training there for helping me keep level headed and continue to think about a room full of jurors watching the action.

Was there any damage to your property from him kicking the Door ?
You would have been in full right to protect your property from being damaged as well as yor family inside.
Did you ask him to leave ? ( he would be tresspassing if he was asked to leave and still stayed there )
What did the police end up doing after they got there ?
Are they still living with you ?
My Dad once told me never to do business with family.. Either to give things away for free(as gift ), or not at all when dealing with family.

There was some minor damage to the door. I thought it was funny at first that the dispatcher called me and told me the police were at my door, they didn't knock. I guess if you are responding to a call like this with the homeowner holding a shotgun against the door, it was the smart move on their part. When the police arrived they asked if I wanted to press charges. Stupidly I said no, they talked to them and warned them about contacting us, we took the incident number down etc. It got worse for about a week, my wife was nearly attacked in the driveway because she got home before I did, the woman called her all sorts of names and threatened her life, they broke a sink and threw the pieces all over our yard. We just waited for them to move out and then tallied up the damage, billed, sent it to collections, they never responded, now its on their credit. Miserable for awhile, not wanting to even be home.
But yeah, never again, I wouldn't rent to my own mother after that incident.

Kanute -
I think that was a learning experience.
Thanks for sharing.
Eugene Police don't seem to be in a hurry...
Some years ago, a neighbor and I were standing in his driveway talking as some young druggies raced up and down the street.
We yelled at them to stop to no avail. Called Beaverton Police and after an hour, called again and said there had been a shooting.
3 min. later they were there. Seems some things are not worth the news.

Did they bust you for a false police report...?
Got 1911?

Beaverton Police do not show up for much, I called this past Saturday night to inform them that there was a fire arm that was discharged in our complex. My niece lives with us and was a little scared by it incident. I called the police to inform then that it sounded like either a 40 cal or 45. They asked if I had know where it came from, and being in my living room at the time, I could not tell.
My niece and I started to talk about this and she asked when I thought the police would show, I told her that I do not think they will at all, and this shocked her. Unfortunately I was correct there was no response at all. This just went to prove my point with her that being a well protect citizen is up to you and not the police.
